What is the List opinion of market value for:

1991 Vanagon, manual trans, ~80k miles, base model, NOT Westy or Wolfsburg

Seller says not garaged, but paint looks good [maybe recently detailed].  No
particulars about service history, reportedly used as family
transportation....??

We all know that coolant leaks may be a problem soon, so the buyer should
figure on significant outlay of $$$ for that, plus playing catch-up on key
maintenance items.  Any thoughts on this would be helpful.....  Thanks!
