Stephen,

He is understating the rental value. My client rented out Summer Sander's old digs in the Marina for a teensy bit more than what we originally had it rented for. It's a one bedroom next to the local health club. Used to rent for $2400. Now it;s rented for $3700.

It is such an awful building too. One of the things the former owner had to disclose was that the floor shakes at about 7-730pm weekdays -- sorta like a simulated earthquake. That's when they're having step-aerobics next door at the Marina Health Club.

I can't complain I'm a landlord in SF. When you play slot machines, you don't wanna play the nickel slots all day, right?
