Looks like everybody identified problem correctly. Just wanted to add from my own experience. It is critical to have outer cable aligned well in extended position. The cable cannot tolerate even slightest misalignment aggravated by years of operation. I made an improvement here. Found piece of thin metal tubing, cut to length equal to length of exposed cable in closed position and crimped it on. Made cable very stiff just where it's needed. Working well. No need to buy new cable. Leon
