It's a common scam. If it follows the usual pattern, he will proceed to tell you that the check he is sending will be for an amount above the asking price. You will be asked to wire him the difference after depositing his counterfeit cashier's check. By the time your bank learns that the check was fake, and takes the funds back out of your account, he will be long gone with the money that you wired to him.
