Haven't done the window installation thing myself, but if you need to have the glass or rope slide in the rubber, use DC4 compound on it. I't's a Dow-Corning Silicone dielectric paste used heavily in the aircraft industry and it works slicker than owl dung. Ask for it at some of the electrical supply houses. Bet they carry it as well.
