The non screened portions are comprised of nylon panels sewn along the top edge of the screens. You unroll them and the bottom corners are attached with bungee type cords. It blocks the sun well, and does an OK job with the rain. However, it is by no means a water tight seal. The tent has no floor anyway so I don't know how well you could seal it. We have weathered several rain storms in it, but leaving your stuff in it overnight may yield wet stuff. Ususally we set it up over the top of a picnic table and leave our supplies on the table and have not had any problems.
