Yeah I think we need a moderator.

Some thoughts though.

There should be a backup moderator in case the first person is on vacation, sick, busy.

Make the rules like soccer, flexible in punishment. Warning for a thread/comment that's getting out of line. Formal warning for a more serious transgression. Red card [You're banned from the list for some time including permanently] for really seriously bad posts or ignoring the warning.

And like soccer the referee, moderator is always right, by definition.

Van content is allowed but can we semi define what's allowed that's not van content?

For example, births, deaths, serious illnesses?

No profanity. I swear but it's situational. I don't do it around strangers, my children, and people I know that don't like it.

On the van list two of these three criteria are met so I don't think any profanity or off color comments or humor are appropriate.

Ben's fine by me. He [and I] have transgressed occasionally but when he's in his professional mode [Real Estate and making money generally] he doesn't behave in other than a professional manner. He would most likely bring that here.
