If a property is listed for a price, and fails to sell for that price, how in the world could that be evidence that it is worth that amount? As an insured loss appraiser (I'm not one), I would simply say, "No, you couldn't get that for it when you tried."

Better to get the appraisal now, get the company to agree to that value, and have them issue a policy with that AGREED value (not stated value). DMc
