dear leaky

before i did anything at all i would suggest a though cleaning with a bit of
degreaser and a medium pressure stream of water
(high pressure in the hands of unlearned can be dangerous and detrimental to
parts)
once clean i would look for any anomalies and then if i saw none i would
monitor situation for a while ...
as far as moving to city hampering repairs ...
what ever city in the usa you are moving to i would bet there are vanagon
owners willing to share driveway and space to affect repairs ...

my rule of thumb has always been
clean it first
if that does not solve issue inspect for brokeness
repair if required
