Summer spring and fall in the Pac NW...in a rural-ish area in the Ponderosa Pine climate belt east of the Cascade mountains.. We see snow all winter, but I don't...because we go to our other area when the snow begins to stick...that is the desert near Salton Sea. I do tend to drive my tires right down to the wear bars...so 40k a set might be a bit 'long' but they do last remarkably for a snow tire and they aren't obnoxious on dry roads....that I can tell anyhow...being that vanagons seem pretty dang noisy no matter what tires you run..
