Where I suggest starting is just remove the outside door handle, with lock cylinder in it. ( one large phillips head screw holdsthat handle in place, the screw head is hidden under the rubber seal on the edge of the door. it hooks into the hole in the door at the forward end. _ I would just try lots of lube to start with. LOTS. Sometimes I might even remove a latch mounting screw just to be able to shoot lube in the latch mechanism. I have not seen any fail the way you describe. It may be that yours is somehow actually broken and a good used latch assembly is what you really need.
