Most new heater fan motors are coming with that seal. You could remove it and add some lube, but I really don’t think it’s necessary. The bushing is a bronze oil impregnated bushing and should be good for life if not attacked by dirt, the reason for the seal. Before they came with seals, I always glued on a plastic bottle cap to protect that bushing. The very first thing the dirty air coming in the van hits is that bushing ! Here is a bit of an instruction manual I made up, but you seem to be doing well on your own.
