Reading online, it seems that mice, other rodents, leave and follow trails of their own urine and fecal matter. They may also follow same from other mice.

Were application of this type of product even a real deterrent, you'd think some enterprising person would've come up with a spray containing a scent like peppermint and non scented equivalent to a Fluid Film type product that would not harm or degrade tire compounds. It would likely only be of use when a vehicle is in storage or camped in a spot for more than a couple days though.

But then I'm sure mice/rodents use other senses to guide themselves to a point of entry.
