Well let's see.... Factory tires always suck. Water pump had the belt tightned too much and wore out the bearing. 37k for front breaks is average. Exhaust well, must have been sitting out (Maybe in the salt air of New Jersey) or someone is lying. Just bored and thought I would comment.
