Subject: Westy LP leaking at tank

I have just checked all of the Westy accessories on my recently purchased '85 GL and to my surprise only the sink pump does not work! Even the fridge lit up on the second try. The water tank was also squeaky clean (no kelly green sludge). Well I guess I can't get off that easy... I have began to smell LP just outside by the tank, no smell inside (only when the valve is open). I have done the soapy water test at all joints from the tank to the two fittings at the entrance into the van, and no leaks show up. With the valve open you can hear a slight hiss... A friend who has had pop-up campers told me that regulators typically have o-ring(s) that need to be replaced over time. Does anyone have any knowledge on Westy LP tanks and maintenance??? Here in Philly it already feels like spring, so I don't want to waste good camping weather lithening for hithess!!!
