Hi Doug. Had a simlar problem at the pivot point on our windows as well. I put a dab of clear silicone in the rubber well surrounding the pivot joint when the window is sealed shut. You can open the window after the silicone cures and it seems to seal well. Did this many years ago, and it still works :) Just fill up the well flush with the top of the rubber.
