I may not be doing this right, but...I completely cleaned the lower track area with wd40 and then formula 409...down to the paint. I do not put any grease on the track itself....a roller bearing just rolls along there. I used a good teflon lubricant on the bearings themselves...and carefully wiped all extra lube away.

With this set-up, the lower track stays clean...no sand and grit sticking to grease and turning into grime. The door rolls smoothly. The bearings need/get a shot of teflon lube about 3 times a year. I wipe the track down quickly with a paper towel and 409 several times a year too. I have maintained the door this way easily and without problems for 4 years now. steve
