Dave,

 Why not just take the value of an 87 with a good engine and subtract what
it would cost to install a rebuilt engine. Note there would be a difference
between a blown engine needing a complete rebuild or replacement, and a
engine with leaking heads needing just replacement heads and gaskets.
Be sure to include the labor for each.

 This would probably give a higher value than what the van would sell for
because of the "don't want to be bothered" factor of the seller.
